Hope I don't regret jumping into this, but I gotta ask: Why would you get a 15 year mortgage? If you really believe that you can make a 10% annual return on your investments, you would be far better off with the longest mortgage possible. Credit can be a good thing if you can outpace its costs by investing that money elsewhere.
